Sanctuary Builder provides our clients with a turn-key design solution. With our in-house design capabilities and Professional Interior Designer, all of your design needs are met at Sanctuary Builder.  Our services are tailored to each specific project and client requirements. From conceptuals to city approved construction plans, we will customize a design solution that is easy and stress-free for you.

Our interest is making your project as easy, enjoyable and seamless as possible.  Sanctuary Builder is a one-stop resource for our clients; we provide every aspect necessary to design and complete your commercial project.  From architects, engineers, designers, material selections, ADA codes, and city requirements/permitting, we do all of the legwork and then bring the necessary tools directly to you.  Our in-house designer “Your Designer” will listen to your objectives, determine your style and from your direction provide you with ample ideas, selections and material options to choose from to create a stylish work space.  All while paying close attention to details and your budget.  To ease the process, Your Designer will bring you samples, drawings and suggestions. You will not be burden with driving to different appointments, meeting with various vendors and researching code requirements; we will do that on your behalf and reduce your time commitment to the project.  All you do is select what you like from the ideas and options we provide.

Below is a comprehensive list of the design services Sanctuary Builder offers to our clients.  All of our services are customized to your specific project, so please call us at 480-888-1705 with questions regarding how we can help you. 

You have a 2000 square foot empty medical office which you need 5 exam rooms, a waiting room, doctor’s office and 2 restrooms, now what? Sanctuary Builder provides our clients with a complimentary in-house space plan.  Your Designer has experience in restaurant, retail, office, medical and convenience store layouts and will work directly with you on your vision, goals and space requirements.  Great attention and detail will be paid to functionality, traffic, comfort and overall project objectives. The one dimensional plan will meet basic ADA compliance however; it is not guaranteed to meet all city requirements. This is a service intended to get ideas from a professional designer on what options you have with your space. 

In addition to service offered above, the Architectural Space Plan service is a more comprehensive space planning option. Your Designer will develop a floor plan per code maintaining ADA compliance and city requirements will be researched and addressed within the layout.  You will have an opportunity to view more options and make additional changes as necessary. If your project is a basic remodel (material only, no structural or electrical changes), in most cases this plan can be submitted to the city for an over-the-counter immediate permit. If your project is a complete build out this service allows for the plan to be utilized for construction documents (see below for details).  You will receive an electronic copy of the plan and all rights to the design. 

Your plans take a great amount of care and detail. There are so many components and experts involved with preparing a complete set of plans to construct from. Your Business Development Manager will review a design agreement with you to complete the design phase of your project. Our in-house design service for construction documents will take care of everything from the floor plan design up to city approved construction plans.  You will receive a complete set of plans including architect and designer floor plan, reflected ceiling plan, architectural finish schedule, dimension plan, site plan, notation plan, exiting plan, minimal interior elevations, door and window schedule, wall details and enlarged plans, mechanical, plumbing and electrical plans.  This package is what you need to obtain a permit from the city for construction.

During this process we will listen to your requirements, objectives and budget and we will provide design options, materials and value engineering suggestions based on your needs.  You will be greatly involved in the process however; Your Designer and Business Development Manager will coordinate all of the efforts.  Any meetings held with the architect will have Your Designer and Business Development Manager present.  If necessary, we will include your Estimator or Project Superintendent to provide construction feedback. We will provide you with 3 architects to select from to draw your plans.  We have professional relationships and a vast amount of experience with our referred architects. We also procure the engineers for the project on your behalf. As previously mentioned, each project is tailored to your needs however, here is an example of what to expect during your design phase:

PHASE ONE - Complete Space plan from concept to 3D CAD drawings:

  1. Site visit
  2. Code study
  3. Solidify floor plan (original plan plus 2 rounds of revisions allotted)
  4. Create reflected ceiling plan
  5. Identify all telephone, data and electrical needs. (TD&E plan)
  6. Identify architectural material finishes, wall texture, door style/frame/hardware and window style/frame/hardware.
  7. Equipment specifications (Due prior to PHASE TWO)
  8. Shell building drawings (Due prior to PHASE TWO)
  9. Material selections/specifications (Due prior to PHASE TWO)

PHASE TWO - Construction & Technical Drawing Services:

  1. Engage engineers, providing a floor plan, reflected ceiling plan and a TD&E plan. 
  2. Send the equipment specifications, lighting specifications and appliance
    specifications to the engineers 
  3. The Designer and architect create a complete set of construction documents for city submittal
  4. Designer, Business Development Manager and client meet to review the completed construction documents
  5. Client provides Sanctuary Builder with a check payable to the respective municipality for submittal

PHASE THREE – City submittal:

  1. City submittal
  2. Redlines/city comments
  3. Resubmit
  4. Permit

PHASE FOUR - Estimating, Bidding Proposal Presentation
                                    (done in conjunction with PHASE THREE):

  1. Initial rough budget and cost estimate
  2. Estimating and competitive bid process to all contractors, vendors and
    manufacturers
  3. Business Development Manager presents proposal package to client

SCHEDULE OF MEETINGS

To facilitate the design work, the Client, Business Development Manager and Design Team will participate in the following schedule of meetings:

  1. Initial project kick-off meeting
  2. Initial space plan presentation from CAD
  3. Phase One sign off meeting
  4. Phase Two sign off meeting

Our process has been created to minimize your time and make the experience easy. We take the daunting task of getting all of this accomplished and perform the work for you. You will be intimately involved in the space plan, material selections and design work while we are there every step of the way to lend you advise, expertise and assistance.  Meanwhile, we will complete all of the other tasks to provide you with city approved set of plans and a building permit. 

In conjunction with the Space Plan or Architectural Construction Documents/City Submittal Service
If Sanctuary Builder is preparing your space plan or architectural plans and you do not have an Interior Designer, you may include this service with your design agreement.  You will work directly with our in-house designer to select all of your material specifications.  This includes flooring, countertops, cabinets, bath accessories, plumbing fixtures, lighting, furniture, fabric, doors, trim and every other detail necessary to complete your space. We listen to your style interests and work within you budget to provide you with ample selections and options to choose from.  To ease the process, Your Designer will bring you samples, drawings and suggestions.  There is no need to run to the various showrooms, we will bring everything to your office or home.  A complete finish plan and specifications manual will be created for you.  

Working with your existing plans
Your plans typically have material selections called out however; these can sometimes be architect “templates” with no consideration for budget or style. To accommodate your budget and design interests, we will review the selections on your plans, review our selection packages and determine how you would like to proceed.  Our selection packages allows for you to view material options at various price points to fit within your budget.  Or you direct us to use the selections specified in your plans.  Either way, we will provide you a bid according to your specific selections. 

If you would you prefer to incorporate unique designer touches, our in-house Interior Designer can accommodate your tastes with a complete design interiors package.  We will meet with you to determine your design goals and objectives, your style and your budget.  From your feedback and direction, we will provide you with material options to choose from and help you create a stylish work space. This includes flooring, countertops, cabinets, bath accessories, plumbing fixtures, lighting, furniture, fabric, doors, trim and every other detail necessary to complete your space. To ease the process, Your Designer will bring you samples, drawings and suggestions.  There is no need to run to the various showrooms, we will bring everything to your office or home.  A complete finish plan and specifications manual will be created for you. 

How does this benefit you?  Material selections are the leading cause of projects being over budget and delayed; the ultimate stress for everyone involved in the project.   Identifying your selections prior to receiving your proposal will assist with your budget and lending capabilities. Approving the selections assists with ordering the materials to stay on schedule.  It also provides us with ample time to make changes should an item be discontinued or on backorder. Sanctuary Builder constantly monitors your project schedule and anticipates obstacles of delivering your project on time.
